About Lumea Building Design
At Lumea transparency with pricing and clarity about what you’re getting for your money is important. It is also important that you get from us what you require for your project. Our Team Principal, David will ensure all design plans be it for a new house, renovations or subdivisions are drafted for swift council approvals and help you get a step closer to the home of your dreams or investment development.
“Creating exciting, practical and aesthetically pleasing spaces that not only meet the clients desires but also their budget."
The first step is to outline the needs of our clients and share in their vision. In doing so, we are able to understand the full scope of the project and ensure all factors have been properly considered.
During this initial consultation, we ask our clients to discuss both what the dream is and also what they want practically. We will also discuss budget to ensure that when we start concept design, we set off in the right direction.
This process is typically defined by the project and budget. For larger builds we employ full 3D visualisations and fly-throughs as required. For smaller projects we typically use 2d Floor plans, elevations and some basic 3D’s so you can get a feel for the form and function of the design.
When the concept has been approved we will complete the planning drawings and gather the other documentation required for the planning application submission to the relevant council and manage the process through to approval.
Following full approval from the relevant certifier, the next step is to prepare full specification of works and fixtures and fittings. Not all projects require a custom specification and a standard industry specification can be used.
We typically work with suppliers we already have a relationship with and trust depending on location and job type, however if you have a specific company in mind we are happy to be flexible. In most circumstances we tender the project to three construction companies we have had previous experience with.
Value engineering is an important part of this process – ensuring that we never sacrifice build quality for price, but at the same time ensuring all work has been costed appropriately to ensure the budget is kept under control.
For our clients peace of mind we can remain a partner in the project through construction to completion, to keep an eye on the builder and to make sure everything is being built to the plans and specification. We will provide a written report at the end of each fortnight during the construction phase.
