How it works

From first meeting to approved plans.

One point of contact the whole way — you deal directly with the people doing the work.

  1. Step 01

    Brief & site

    A free first meeting on your brief, budget and block — slope, orientation, access, setbacks. You leave knowing what the site will realistically carry, and you get a fixed price for the design work before anything starts.

  2. Step 02

    Concept

    Sketch plans you can react to, revised with you until the layout is right. Changes are cheap here and expensive later, so this is the stage worth taking your time over. Usually two to three rounds.

  3. Step 03

    Documentation

    The concept becomes a full set: site plan, floor plans, elevations, sections and construction details. We bring in the engineer and energy rater alongside it, so compliance is resolved as we draft rather than forcing a redesign at the end.

  4. Step 04

    Lodgement & approval

    We lodge the set through PlanSA and manage any requests for further information that come back. Chasing the approval is our job. Council assessment time is the one part of the schedule nobody controls.

Common questions

Can I take the plans to my own builder?

Yes. That's a normal way to work with us and it costs you nothing extra. We document to the level of detail a builder needs to price accurately, and we're happy to answer their questions during the tender.

Do you handle the council approval?

Yes. We prepare the full documentation set and lodge it through the PlanSA portal on your behalf, then manage any requests for further information that come back.

Will I need an engineer or an energy rating too?

Most construction documentation does need both. We coordinate those consultants alongside the design so you deal with one point of contact instead of three, and so compliance is resolved as we go.

Can I change my mind after seeing the concept?

That's what the concept stage is for. Concepts exist so you can react to something real and refine it before it becomes a full documentation set. Changes are far cheaper on paper than once drawings are complete.

How much does it cost?

It depends on the size and complexity of the project and how much documentation you need. We don't quote before we understand the job, which is why the first consultation is free. After it, you get a clear price for the work up front rather than an hourly rate that drifts.
